Check Out This Kitchen!

Check out this Kitchen, have you ever seen anything quite like it?

These home owners called me wondering why their home was not selling and it was not rocket science to figure out why. I actually spent an entire day packing up all the clutter in their kitchen and living room and to be honest, it still requires more however, the home owner had limited space for her much needed essentials in the kitchen but what an improvement in the end.

I remind my clients that Kitchens and bathrooms are the 2 major rooms that sell homes!  When you're selling your home there should only be a couple of decorative items on the counters tops and everything removed from the faces and tops of the appliances.  All items should be removed from the floor especially, if they are blocking the traffic flow.  All reflective surfaces should be seen and sparkle!

The kitchen is the one room you have to pay special attention to when selling your home!

3 Golden Rules for Home Staging

Three Golden Rules for Home Staging

My 3 golden rules for home staging are the very important 3 D's to home staging.

1. Detach Yourself - When your preparing your Property for Market, start to think of it as a product and not your home. You must  "Detach Yourself " Once you decide to sell your house "Your house is no longer your home". This means that you must distant your-self emotionally from the house in order to see it as objectively and dispassionately as possible. Your house has now become a "product" that's for sale and you want the highest price on your most valuable asset.

2. Depersonalize - It's difficult for people to imagine themselves living in the home they're viewing when the walls are covered with photographs of a stranger's family or the rooms are cluttered with personal items and momentoes, these items can distract a buyer from visualizing themselves living in the home.

Your home must be warm and welcoming to as many potential purchasers as possible enticing them to imagine their furnishings in the presented space.

3. De-clutter - De-cluttering is one of the most important tasks to complete to prepare your home for market. The cleaner, more spacious and organized a house appears, the more likely it will appeal to a greater range of buyers.

Clutter can have a detrimental influence on your home's potential marketability.  Any messy space suggests to homebuyers that you have not taken care of the home so they'll assume there's more wrong with it than you're willing to share.  Additionally, overcrowded rooms appear smaller or less functional then they are, making it more challenging to sell your home.

Clutter eats away at the equity in your home!

Home Staging in Georgetown

Home staging in Georgetown and Halton has become quite an essential strategy to selling homes today in the area.

Many Home owners and Realtors are seeking the professional advise of a home stager prior to listing a home because statistics have proved year over year that staged homes sell faster and for more money than comparable homes not staged.

I recently received a call from home owners that lived on Chester Street in Georgetown South.  Their home had been on the market for over 7 months and it had been reduced significantly over this period of time. The home was listed by their agent as the best value per square foot in the Georgetown South area for sale.  Still, buyers could not appreciate and see the value in this wonderful home.  I was hired to conduct a home staging consultation and during those 2 hours the homeowner and I transformed 3 of their rooms on the spot by editing and rearranging the furniture to showcase the space and size of the rooms.  My painter was called in to paint 3 bedrooms and after completion I came back to showcase and accessorize the home.  I'm proud to say that my home staging services got their home sold in 2 weeks and for full asking price.

This is what the home owners had to say about Kelly Heaps and Home Staging Top Sales:

Dear Kelly,

I just wanted to say that your expertise and professionalism staging our home, after being on the market for 7 months, finally made the difference and our home has been sold!
Having you come over and assess what might make the difference in the way we presented our home is truly what we believe,  made the sale occur.  I would recommend you in an instant to future home owners trying to sell their homes.
Your exceptional ability to understand our concerns was especially important to Michelle and I as this was a trying and stressful time for us.  Thanks again - appreciate all you have done.  Only two weeks after your work, our house sold!
